Clue 2 says Martha's room is connected to exactly one other occupied room. If Abigail's in the library, then Martha's room will be connected to two other occupied rooms.
Once you eliminate the library from Abigail's possibilities, Abigail can only be in one possible position, and then Franklin can only be in one possible position.
